The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull; Terriers; American Staffordshire Terriers; Yankee Terriers; Boxer breeds; and Wolf Hybrids.

We do have a few rules however: They must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.
Per the lease agreement, no one else may occupy the apartment for more than seven (7) consecutive days without prior written consent & no more than (2) occasions in any three month period.

Yes, the application and administrative fees are waived for our preferred employers. There is also a discount on the security deposit.

Yes, our fitness center is accessible 24 hours a day.
What equipment is available in the fitness center? Our fitness center contains an elliptical machine, treadmill, stationary bike, weight machine and a flat screen television.

Spring Valley is located off of Halsted between 11 and 12 mile roads. We are adjacent to the Farmington Hills Golf course that is located off of 11 mile road.

The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check, cash or credit card for all application and holding fees.
Application Fee: $35 per applicant
Security Deposit: Minimum $99 to a maximum of one months rent.
Holding Fee: $100 (Holding fee is applied towards move-in costs at move-in.)
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).

Monthly Recurring Charges
We will accept personal checks, cashier's checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water/Sewer, Gas, Electric, Cable & Phone: Variable, monthly charges vary based on individual usage and number of occupants.

Am I required to have renters insurance?
Yes. Renters insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renters insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.

You must submit either a copy of your last two paycheck stubs or a copy of your most recent W-2 form.

Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.
If a roommate fails to pass the criminal background check, however, they will not be permitted to live in the apartment.

Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent (without the special) and must occupy four months of your current lease.
